Tenant Placement /Full Property Management 

  • Tenant has no direct contact with investor all calls/issues are routed to Property Management

​

  • Cost is 1 months rental fee: typically we would collect the security deposit (no upfront funds from investor with this option)  Monthly cost is 8% of the rental fee *

​

  • Encourage lease renewal (average tenant duration is 3-4years)enforce lease agreement

​

  • Request rental increase to HUD after 1st year lease agreement (@10 month mark)

​

  • Registered member of the Texas State Bar​

  • Locate and place a tenant in the unit on a 1yr lease agreement and process all necessary forms for HUD acceptance

 

  • Collect and enforce rental payments from both Housing as well as tenant and forward over funds to investor

​

  • Evaluate any property maintenance at no additional cost for estimate or try to asses “cause”

​

  • Provide and/or locate a contractor to perform necessary maintenance on the unit (typically a lower cost than outside vendors)​
